Description
The majority of the property is made up of pine forests and cork oak forests. This cork is considered to be one of the best in the region, well preserved and with a very low mortality rate. The Grândola stream (a tributary of the River Sado) and the Mascarenhas stream (a tributary of the Grândola stream) pass through the estate. In 2021, a 6-month forestry operation was carried out in the pine forest, a major clean-up and pruning of trees. The property is a ZCT (Tourist Hunting Area) granted to the current owners, and pigeons, turtle doves, thrushes and wild boar are hunted on this property. It has the advantage of belonging to the East Grândola Forestry Intervention Zone (ZIF) and is exempt from paying the 5% IMT (Transaction Tax) and the 0.8% IS (Stamp Duty), both on the value of the transaction. Subsequently, the buyer is also exempt from IMI. The property has excellent access via the A2 and A26 motorways, as well as the National 259 motorway.
